steps in buying a home

Step 1 – Prequalification – This is one of the most important steps in buying a home. This will help you understand what price range you can look in as well as what types of homes qualify for the loan option you are planning to use.  There are many loan options out there and a Mortgage Loan Originator will help you choose the best option. 

Step 2 – Schedule a buyer consultation call. On this call your Real Estate Agent on the Steven Hunt team will go over the criteria you are looking for in a home. The real estate agent will build a custom list for you based on the criteria you will go over on the call. You will be receiving daily updates. This call will be the start of a great relationship between you and your realtor. 

Step 3 – Schedule Showing – This is the fun part. Once you let the realtor know of the homes that interest you on the list your realtor will schedule showings that work for both of your schedules. On this journey your realtor will learn what you are looking for better and help narrow the search based on your wants and needs. Sometimes you may find the home you are looking for on your first showing, sometimes it may take 10+ showings to find the right one. 

Step  3- Negotiating An Offer – Now that you have found a house you love your realtor will place an offer in for you.  They will send the offer over electronically to sign or on paper if needed. They will go over the entire contract if needed. Your realtor will negotiate to get you the best possible price. Keep in mind that sometimes these prices are over asking depending on the market. Here on the Steven Hunt Team we are trained to negotiate in different market conditions to get you the best possible price.

Step 4 –  Attorney Approval and Mortgage Application – Once the offer is accepted you will now have to deliver or mail the deposit check to the listing agent’s office. You will start applying for a mortgage with your mortgage loan originator. You will simultaneously be going through the attorney approval which is usually completed in 3-5 business days. The attorney will review the contract and make tweaks if necessary in your best interest. 

Step 5- Home Inspection (optional) – In this step the buyer will hire a home inspector to inspect the property for any potential majors as well as learn about the property and learn how to maintain it. If there are any majors then the buyer will need to get a contractor to evaluate the cost of the issue and then we negotiate further.  

Step 6- Mortgage Items – In this step the you order the appraisal and fulfill any of the requirements to fund the loan. Once Title, the appraisal and all conditions are in the bank will do a final review. 

Step 7 – Closing – Clear to Close ! that is what everyone is waiting for. Once the bank issues the clear to close the attorneys will work with the bank to schedule a date to close.  Once we have a closing date we will schedule a final walkthrough to make sure the home is in the home is in the same condition.
